The Parking Predicament—How Access Impacts Daily Operations

You’ve got the perfect space. Great rent. Prime visibility. But there’s one major problem:

parking.

It’s more than an inconvenience—it’s a deal breaker. We’ve seen it derail office leases,

warehouse operations, and everything in between.

A logistics firm we worked with had trucks waiting 40 minutes just to dock. Employees

parked three blocks away and walked in snow. Morale plummeted. Productivity stalled.

We helped them relocate to a facility with proper turn radii, reserved employee spaces,

and separate visitor parking. Night and day.

What to Evaluate:

Number of spaces per 1,000 sf

Dedicated vs shared spots

Truck/dock access and maneuverability

Traffic patterns and congestion times

At CIG, we walk properties at peak hours. We simulate a normal business day. If it’s

chaos at 8:00 a.m., it won’t work. Period.

Parking matters. And the best leases plan for it—not apologize for it.
