concerns mid-term.
I worked with a distribution tenant who hit a sudden downturn. Instead of walking away,
we renegotiated the lease—extending the term in exchange for lower monthly
payments. The landlord kept a quality tenant, and the tenant stayed afloat.
If You Need to Renegotiate:
Come with data: sales trends, projections, your ask
Offer something in return (like more term or space)
Be proactive. Don’t wait until default.
