RIA, CPA and channel partners

Your clients have the problem. We built the answer.

Advisors, accountants and attorneys see the same situations every year: a client with a fully depreciated building and a recapture bill, a 1031 that is about to fail its 45-day clock, a business sale with a gain and nowhere to put it, a portfolio with no private real estate in it. We are the operator you can put in front of that client, and we make you look good doing it.

Watch

How RIAs are moving client capital into commercial real estate.

The fund-of-funds structure, what the advisor controls, what the operator controls, and how the reporting flows back to the client.

Who we work with

Three kinds of partners.

01

Registered investment advisors

Allocate client capital to AlphaDiv Real Estate Fund directly or through your own fund-of-funds vehicle. Quarterly distributions, K-1 depreciation, third-party supported valuations, and an operator who answers the phone. We do not pay for referrals and we do not compete for your client; you keep the relationship and the fee.

02

CPAs and tax attorneys

When a client is staring at depreciation recapture, a failing 1031, or a business-sale gain, you need a real transaction to point to, not a theory. We give you a written 721 offer, a replacement property, or a joint venture with a cost segregation study already in the plan. You stay the advisor. We execute.

03

Channel partners

Qualified intermediaries, estate attorneys, commercial bankers, wealth managers and brokers who touch building owners before we do. We are a clean answer for the owner who is done managing. Send us the situation and we will tell you quickly whether we can help.

What you get

An operator, not a product.

Commercial Investors Group has bought, built, leased and managed Twin Cities commercial real estate since 2005. The fund is one way in. A single building is another. Your client's situation picks the structure.

Direct access. You and your client talk to the people who underwrite, lease and manage the buildings. No wholesaler, no capital-raising intermediary.

Clean paper. Operating Agreement, PPM, quarterly reports and a full asset register in the data room. Everything your compliance desk will ask for.

Local and specific. Thirty buildings in the Minneapolis–Saint Paul suburbs. You can drive past every one of them.

Education first. Articles, whiteboard videos and a podcast your clients can read and watch before they ever talk to us. We are happy to present to your clients or your team.

Tell us about the client.

The situation, the timing and what a good outcome looks like. We will tell you plainly whether we are the right answer.
